Application Fee: $45.00 per applicant.
Lease Administrative Fee $250.00
Lease Administrative Fee- Shallow Creek $150.00
Anyone who will reside in the residence and is 18 or older must apply.
MINIMUM REQUIREMENTS
1. Income 2 X rental rate
2. Satisfactory rental history (no evictions, less than 2 late payments within the last year, no outstanding debts or damages owed to a landlord). Verifiable rental reference from a property management company.
3. No outstanding balances owed to utility companies, child support, or IRS.
4. Credit scores must be a minimum of 650. Some properties require a 700+ credit score. Co-signers cannot be used for unmet credit criteria.
5. N/A Credit Scores will require a Co-Signer
6. Co-Signer Credit Scores must be 690+
7. No Bankruptcies unless older than 7 Years
Pets
• Pet must be over 1 year old
• Pet must be spayed/neutered
• Reptiles, barnyard animals, rodents, and other exotic, or other mammals are prohibited.
Fees and deposit requirements do NOT apply for service animals, therapy animals, or companion animals.
• $250 Pet Fee (non-refundable, per animal)
• $250 Pet Deposit (refundable, per animal)
• $20 Pet Rent (per month, per animal)
Restricted Breeds
No bully breeds are accepted, including any combination of these or any dog that has any of the below breed lineage. This applies to visiting pets:
• Akita
• Alaskan Malamutes
• Boxer
• Bull Mastiff or Mastiff
• Chow
• Doberman
• Husky
• Pit Bull
• Siberian Husky• Staffordshire Terrier
• "Wolf Dog/ Wolf Hybrid"
• Bull Terrier/Pit Bull Terrier
• German Shepherd
• Rottweiler
